Westland Concrete, Old and New

Westland is one of the biggest cities in our service area, and homeowners searching for concrete contractors in Westland have a lot of aging flatwork to deal with. The 2020 census counted 85,420 people and 39,633 housing units across 20.45 square miles, about 18 miles west of downtown Detroit. Most of that housing went up after World War II, so many driveways, walks and patios are now decades past their prime. We replace driveways and aprons, pour patios and stamped concrete, set walks and steps, build garage and shed slabs, and repair sunken or broken sections.

From Nankin Township to Westland

The land was Bucklin Township in 1827 and became Nankin Township soon after. Wikipedia says it stayed mostly rural until World War II. Then it filled quickly: the census shows 15,838 residents in 1940 and 60,743 in 1960. Voters approved forming the City of Westland on May 16, 1966, partly to stop annexation attempts by Livonia. At incorporation it was the fourth largest city in Wayne County.

The Norwayne subdivision was built right after the war as temporary housing for returning soldiers who worked in nearby factories. Those small houses, many of them still lived in, often have short driveways, narrow walks and small stoops. Replacing them is quick work, but the details matter: tight lot lines, shallow front yards and old utility lines close to the surface.

The 1960s and 1970s blocks

Away from Norwayne, much of Westland's housing dates from the 1960s, when the population nearly reached its 1970 peak of 86,749. Concrete from that era has lived through more than 50 Michigan winters. We regularly see driveways with a network of cracks, aprons crumbled by plows and salt, and patios that have dropped at one corner where a downspout empties. For these jobs we usually recommend a full tear-out and a new compacted base, because patching over a failed base only buys a season or two.

Drainage gets attention in Westland

In 2021 the city's Shuman Sidewalk Project won the APWA Michigan Project of the Year award in its category. The project built 1,820 feet of new sidewalk on Shuman Street and installed culverts under driveways to handle drainage. It is a good reminder that water planning is part of any concrete job here. On private driveways and walks, we set the slope so water reaches the ditch, culvert or curb instead of pooling at the garage or against the house.

Near Hines Park

The northern part of the city borders Hines Park, a Wayne County park with bike paths along the river valley. Homes near the park often have mature trees and slightly lower ground, which means tree roots and wet soil. We plan base depth and joint layout with that in mind.

What we build

  • Stamped concrete: patterned patios and walks

Westland Questions

Can you replace the driveway on a small Norwayne house?

Yes. Those lots are tight, so we form carefully along the lot line and plan around shallow utility lines. Most single drives are a short job.

Should I patch my 1960s driveway or replace it?

If the cracks run across most of the slab or the base has failed, replacement is the better choice. Isolated cracks on a level slab can sometimes be handled with section replacement.

My driveway crosses a ditch culvert. Can you work with that?

Yes. We set the grade so water still reaches the culvert or ditch and does not back up onto the drive. We check with the city if the work touches the right-of-way.

Do you pour patios for homes near Hines Park?

Yes. Lots near the park often have mature trees and lower ground, so we plan the base depth, the pitch and the joint layout around roots and damp soil before we pour.
